New Mountain Net Lease Trust is a Maryland statutory trust formed on August 5, 2024 and operates as a non-listed, perpetual-life real estate investment trust (REIT). It is externally managed by New Mountain Finance Advisers, L.L.C., an affiliate of New Mountain Capital, and conducts its operations through an operating partnership structure. The fund’s primary investment strategy is to acquire, own, finance, and lease a diversified portfolio of operationally critical, single-tenant industrial net lease real estate assets located in the United States. In addition to direct real estate investments, the fund may invest in real estate-related assets such as commercial mortgage loans, mezzanine loans, CMBS, CLOs, and publicly traded real estate securities to generate current income and provide liquidity. The fund is structured to offer continuous capital raising through a private offering and aims to provide investors with stable income, capital appreciation, and long-term portfolio diversification without a fixed liquidation timeline.
